In 2014, Oudens Ello Architecture was engaged by an international commercial real estate investment firm to lead the design and comprehensive renovation of a six-story, 10,000-square-foot historic mixed-use building on Newbury Street in Boston’s Back Bay. The project required addressing significant physical and regulatory challenges, including narrow floor plates, obsolete building systems, hazardous materials, a deteriorated building envelope, and extensive code, life-safety, and accessibility deficiencies.

OEA’s scope focused on resolving these constraints while strategically maximizing usable floor area and improving long-term asset performance. Acting as a trusted advisor to the ownership team, OEA coordinated closely with numerous city and state agencies—including the Massachusetts State Fire Marshal, the Architectural Access Board, and the Boston Landmarks Commission—to navigate approvals and ensure compliance within a complex historic and regulatory framework. The renovation was completed in 2016, resulting in a revitalized building positioned to support the client’s investment and operational objectives.
